The Patriot Opportunity Fund takes careful aim at real estate investment opportunities where the underlying real estate is good, but where the target property has large unrealized profit potential. The Fund solves a problem that is readily correctable using the skills and other resources that it has at its disposal. In this way, the Patriot Opportunity Fund can generate above average profits with a manageable level of risk. Our mission is to optimize cash flow and ultimately drive portfolio performance and value for unit holders.
Our “value add” strategy is all about purchasing non or under-performing commercial real estate properties, Renovating them, Repositioning them with new or higher rents and lower operating costs, and then Re-establishing their value in the market.
Patriot Opportunity Fund acquires primarily Manufactured Home Communities and Self Storage facilities, often overlooked by institutional investors. These are stable recession-proof commercial real estate assets near large growth cities throughout the U.S.
We focus on the acquisition and management of income producing commercial real estate. Our core business model is under performing properties which can be purchased at a discount and have the potential to be worth significantly more within a 1-5 year holding period. This is done by increasing income and decreasing operating expenses thereby increasing the net operating income which translates into a higher cash flow to our investors and a higher property value.
Through an aggressive proprietary deal flow marketing program; our investment fund program specifically targets off market Mobile Home Communities and Self Storage assets. We strategically target opportunities that are below the “Institutional Threshold” to avoid “deep-pocket” competition. These are properties in the $2 million-$10 million price range. Since we frequently approach sellers before the property is listed, we are often the only team aware of the deal.
